The transfer of ownership is the final and most official step in the Dubai property buying journey—it’s when the property legally becomes yours. This process is managed by the Dubai Land Department (DLD), the government body responsible for recording all real estate transactions and issuing legal ownership documents. The transfer ensures your name is registered as the rightful owner and provides the legal title needed for leasing, resale, or financing in the future.

What to Expect in the Transfer Process

Before the ownership transfer can take place, you must complete all outstanding payments to the developer (for off-plan properties) or seller (for resale). For off-plan purchases, developers typically send a handover notice 3 to 6 months prior to completion, giving you time to prepare finances, inspect the unit, and complete the final settlement. Once payment is confirmed, the property moves toward formal handover and title registration.

In-Person Transfer vs. Power of Attorney

You must either attend the transfer at the Dubai Land Department in person or authorize a representative (such as your agent or lawyer) through a Power of Attorney (POA). While POA is convenient—especially for international buyers—it carries legal and financial risks if not properly managed.
